Living Near Gibraltar as a UK Expat: What You Need to Know
A practical guide to living near Gibraltar as a British expat – covering the Campo de Gibraltar area, cross-border commuting, cost of living, and why this corner of Spain suits a particular type of British resident.

The area around Gibraltar is unlike anywhere else in Spain. It is one of the few places where you can live in continental Europe, be 10 minutes from British soil, shop in pounds as well as euros, and have access to a genuinely bilingual community. For certain British expats, it is the ideal situation. For others, it is a curiosity they quickly move past.
This guide covers what living near Gibraltar actually looks like in 2026.
The Campo de Gibraltar: what the area looks like
Gibraltar itself is a British Overseas Territory – not part of Spain. But the Campo de Gibraltar, the Spanish municipalities surrounding it, is where most people who work in Gibraltar or want to be near it actually live. The main towns are La Línea de la Concepción (the border town), San Roque, Los Barrios, Algeciras and Tarifa.
La Línea has a reputation as a rough town, and parts of it deserve that reputation. But the wider Campo area is more varied – San Roque has comfortable residential areas, and Sotogrande (technically in San Roque municipality) is one of Spain’s most affluent communities. Tarifa, at Spain’s southernmost tip with views across to Morocco, attracts a different demographic entirely – younger, international, kitesurfing-focused.
Working in Gibraltar, living in Spain
A significant number of British residents in the Campo de Gibraltar work in Gibraltar and live across the border in Spain. Gibraltar’s financial services, gaming, legal and professional services sectors employ many UK nationals. The cross-border commute is simple in good traffic – 10 to 20 minutes – but the border crossing can back up significantly at peak times.
The tax situation for frontier workers – people who live in Spain but work in Gibraltar – is complex. Spain and Gibraltar have a tax treaty, but its interaction with Spanish tax residency rules requires professional advice for anyone in this situation. Do not assume that working in Gibraltar automatically affects your Spanish tax obligations favourably.
Cost of living
The Campo de Gibraltar is one of the cheaper parts of Andalusia for housing. La Línea and Algeciras have low property prices and rents compared to the Costa del Sol an hour up the road. Sotogrande is the exception – it is among the most expensive residential areas in Andalusia.
The proximity to Gibraltar also means access to British supermarket goods, UK-spec products and services. Expats who miss Marks and Spencer food or British supermarket staples find this genuinely useful. Gibraltar also has lower taxes on fuel, alcohol and tobacco than mainland Spain, which affects the cost of certain items.
Schools
Sotogrande International School is one of the most highly regarded international schools in Spain and is located in this area. Gibraltar itself has English-medium state schools. For families who want English-language education, this corner of Andalusia has better options than most comparable areas.
Is it right for you?
The area suits British expats who work in Gibraltar or have regular business there, families who want English-medium education at Sotogrande International School, people who want affordable Spanish living within reach of Gibraltar’s British amenities, and those who are comfortable with a less touristic, more genuinely Spanish way of life than the Costa del Sol.
It is less suited to people who want the established, large-scale expat community of the Costa del Sol or the beach resort lifestyle further up the coast.
